All applications, with a nonrefundable $25 application fee, guarantor's statements and properly executed leases along with a security deposit, nonrefundable redecorating fee, and first month's rent should be completed and paid prior to move in.
Your apartment will be ready for you to take occupancy on the beginning date of your lease.
Make sure you set up your utilities prior to move in. Please note, some services may take some time to set up, so call early.

When you move in, you agree to accept the property in its existing condition. If there is anything unacceptable to you, do not move in. Submit in writing to the management office what is needed to correct whatever is unacceptable to you and allow us reasonable time to correct it. We make every attempt to have the apartment ready to move into; if for any reason it fails to meet your expectations, please be patient as we will correct the problem as quickly as we can. You will receive a standard inspection form at check in, on which you should note everything you see wrong with the condition of the apartment and return it to the office within 5 working days of when you move in. This form will be filed with your lease until you vacate, at which time you will not be charged for damage or items listed on this form which were not repaired by management. It is solely determined by management which items on the submitted standard inspection form will be repaired.
Repairs: Tenant should call or stop by the office to report any repair items needed. A work order will be completed and maintenance will take care of the repair as quickly as possible. If maintenance determine the cause of the problem is due to tenant negligence then the tenant will be charged for the repair based on the repair, replacement and cleaning cost schedule agreed upon when signing your lease. Clogged commodes, disposals and drains will be repaired by maintenance for the 1st 30 days of occupancy at no charge. Tenant should purchase a plunger and/or drain opener for any future clogs or pay the cost of unclogging by maintenance.
Locked Out: During office hours there is no charge. After hours there is a $30.00 charge to unlock your door.
Loss of Power: Check your breaker box and ground fault breakers in the bathrooms and kitchens. Reset if needed. Call the office after you have checked these areas first.
Light Bulbs: Will be working when you move in and it is the tenant's responsibility to replace them when they burn out and before vacating the unit.
Parking: Parking is provided for residents. Residents are responsible for getting permits at move in. Absolutely no parking on the grass or in the fire lane. Vehicles will be towed a the owner's expense if parked in unauthorized areas. Tenants should not park on grass during move-in and move-out.
Insurance: All tenants should purchase renters insurance to cover their personal belongings in the apartment -- losses to personal property are not the responsibility of the owner. Management can assist you in finding renters insurance or you may have your parents contact their insurance carrier to see if their policy covers you at college.
Pets: No pets are permitted on the premises. Exception may be given by prior written approval from Management in the case of fish, etc. Absolutely NO dogs, cats, etc. are allowedt to enter an apartment. No visiting pets are permitted. The following shall apply to a violation of this policy.
First Time: A written warning will be issued to the tenant specifying the complaint, a $100.00 charge will be assessed against the tenant and landlord, may at its discretion, declare the lease to be in default. Tenant will also be responsible for cleaning and replacement of carpet due to any damage. Notification will be sent to the parent or sponsor signing the guaranty.
Second Time: Upon a second violation, a $200.00 charge will be assessed the tenant and the landlord will declare the lease to be in default. The tenant will be assessed any and all damage to the apartment caused by the pet.
Parties: No large parties of 25 or more people are permitted.
